What is 360 VCM

360 VCM is a powerful visual content management tool that is built around visualisation.

360 VCM is a Windows-based system that enables every facet of a site, plant or building to be digitally recorded and integrated with multiple types of key digital data.

Full spherical images build the foundation of the visual concept by providing exceptional unlimited 360° x 180° views in High Dynamic Range (HDR).

Maps and floor plans are integrated into the system to build virtual walkthroughs.

360 VCM then offers the ability to effortlessly link maps, diagrams, photos, audio, video, notes and documents in a clear and easy to follow display.

The system even has full measurement capabilities which allow for rapid assessment of specific features and spaces within a spherical image.

The following definitions may be encountered when dealing with a surveyor or pursuing a development. These words may be new to you or simply provide a good refresher.

Australian Height Datum (AHD)

A reference datum to which all vertical measurements in Australia can be related to. Having a knowledge of AHD can enable you to determine if your property or a property you have an interest in may be subject to inundation.

Covenant

An agreement between two parties that restricts the use or development of land owned by one of those parties.

Easement

An defined portion of land on a title that is reserved for a specific purpose. Easements may benefit Councils, service authorities or adjoining land owners. Examples of easements are drainage, sewerage and water supply.

Planning Permit

A legal document that gives permission for a use or development on a particular parcel of land.

Public Open Space requirement on a Plan of Subdivision

Land must be set aside on a Plan of Subdivision for public open space purposes or a contribution made to Council to help fund and enhance existing open space areas. This requirement is applicable to a subdivision of three or more lots.

Spatial Information

Information associated with position on the surface of the earth. eg position of roads, property boundaries and watercourses

Statement of Compliance

An endorsement by Council that all requirements under the Planning and Environmental Act and Subdivision Act have been satisfied and is required before the subdivision process can be concluded.

Subdivision of Land

This division of land or building into two or more separate legal entities.

S173 Agreement

A legal contract made between Council and another party (such as a developer) under Section 173 of the Planning and Environment Act (1987) that provides for the continuous restriction or on-going requirements on the use or development of a parcel of land. The agreement is registered on title.

Title boundary re-establishment survey

A title re-establishment survey defines the legal property boundaries of a parcel of land and can only be undertaken by a Licensed Surveyor

Neil Webster started the business over 35 years ago, moving to Eltham in 1980. Since that time the business has expanded and continues to grow.
