Webster Survey Group has to this day been involved in several thousand land and building subdivisions that cover residential, commercial and industrial sites.

These subdivisions have ranged from small infill parcels of land to large broad acre sites and from small townhouse developments to large multi-level apartment sites.

A subdivision involves dividing a parcel into two or more separate parcels which can be transferred to different ownership.

The main stages in a subdivision are

  1. obtain a Planning Permit for the subdivision,
  2. obtain a certified Plan of Subdivision,
  3. obtain a Statement of Compliance and
  4. Lodgement of the Certified Plan of Subdivision with Land Victoria.

Although the subdivision process can be quite complicated, Webster Survey Group aims to provide a simplified process to clients so their desired outcomes can be achieved in the most straight-forward and timely manner.

Subdivisions that Webster Survey Group has been involved with include an 800 lot residential land subdivision in South Morang, a 2000 lot land subdivision in Greenvale, a 115 lot multi-level building subdivision in South Yarra and an 80 lot medium density subdivision in Mooroolbark.

In addition to subdivision management Webster Survey Group can provide a complete project management solution for land subdivisions. Webster Survey Group can arrange and manage all consultants needed to obtain a planning permit for a subdivision. Once the planning permit has been issued Webster Survey Group can project manage the entire subdivision process during construction and until its conclusion when the new titles are issued.

A title re-establishment survey is undertaken to determine the location of the legal title boundaries of a parcel. A title re-establishment survey is broadly the act of reinstating a previously surveyed boundary in the same position as when it was created, taking into account man made features such as survey marks, fences and building corners. Title re-establishment surveys are often challenging and at times unpredictable. As such a title re-establishment survey can only be undertaken by a licensed surveyor. Webster Survey Group has extensive experience in undertaking title re-establishment surveys, often in challenging and difficult locations.

A recent copy of title and title sketch will be obtained before the title re-establishment survey is conducted. The copy of title and title sketch will contain crucial information including easement locations, road abuttals and covenants. These items may affect or even restrict a proposed development.

During a title re-establishment survey comparisons will be made to existing fencing and buildings. The age and type of all occupation will also be noted. Markings will be placed on site during the title re-establishment survey for future reference. This may include corner markings or marks referenced to a title boundary.

At the conclusion of the title re-establishment survey a plan will be produced showing the relationship between occupation and title dimensions. The plan will also include the title dimensions as well as existing easements or restrictions on title. Dimensions shown on the plan may not always be the same as those shown on the title sketch. A report will also be prepared detailing the findings of the title re-establishment survey.

Occasions when a title re-establishment may be required include:
• Before the erection of a new fence
• When planning to construct a new building on a title boundary
• When extending an existing building to a title boundary
• During a boundary dispute between neighbours
• To identify the location of easements shown on title
• Prior to purchasing a parcel to make sure there are no discrepancies between title dimensions and site conditions
